Frequently asked questions

How is the monthly instalment calculated?

RumahKira uses the standard reducing-balance (annuity) formula with monthly rest, which is how most Malaysian banks quote housing loans. Results are estimates only – your actual instalment depends on your bank's offer.

How is the loan amount worked out?

Loan amount = net price (property price − rebate) − down payment. You can also key in your own loan amount.

How is the tenure set?

If you enter your age, the tenure is set so the loan ends by age 70, up to a maximum of 35 years. You can change it manually.

What is DSR?

Debt Service Ratio = all your monthly loan repayments ÷ your net monthly income. Each bank sets its own limit.

Where is my data saved?

Only on your iPhone. Nothing is uploaded. Deleting the app removes all saved data.

How do I clear everything?

Tap Reset on the Calculator screen, and Share → Clear all on the Compare screen.
